Stairs lead to the attic above the garage which could easily be converted into further living space- and to the first floor of the property which is divided into two bedroom suites both with large en suite bathrooms and dressing areas.

The spacious garage can be accessed internally via the property or externally and includes a workshop.

This is a property that affords a purchaser a small income - the current proprietors only open for business for July and August to service the very many festivals in the area to include International Jazz festival (August), Country and Western festivals (July), Tempo Latino festival (July) there is the possibility to develop a more full time income. Activities in the area include swimming lakes, golf , tennis, ruby and football at Toulouse, skiing in the Pyrenees- Saint Lary, Peyragudes, Nistos resorts, plus numerous smaller sports clubs catering for all manner of activities - karate, yoga.

 The property is accessed within 1 hour 20 mins from Toulouse airport and 1hr 30 mins Pau Pyrenees airport (Ryanair low cost carrier) the nearest town is 1.5 km and has all day to day requirements including restaurant, hairdresser, gendarmerie. The larger market town of Mirande (large farmers market weekly) is 13 km and Auch the capital of the department is accessed in under 30 minutes. Bordeaux is approx 2 hours. The Spanish border is within a short drive.
